Philippine property developer Megaworld Corp is expanding its residential offerings in Pampanga province with the launch of a Parisian-inspired condominium, the Saint-Marcel Residences, within its 35.6-hectare Capital Town in the City of San Fernando.
The 17-storey building will add 361 units to Megaworld’s portfolio in the area, bringing its total unit inventory in Pampanga to over 1,300.
The company expects to generate approximately 3.5 billion pesos ($70 million) in sales from the new project, which is scheduled for turnover in 2030.
Saint-Marcel Residences will offer a variety of unit types and sizes, ranging from 24-square-metre studios to 103-square-metre three-bedroom units.
The development aims to cater to young, well-traveled residents seeking a blend of modern amenities and community charm.
Located at the corner of Wilshire and Chelsea Streets in Capital Town, the condominium will be situated in a more private section of the township.
It will be surrounded by a commercial strip, a plaza, and a forthcoming transport hub, and is a short walk from a planned rainwater park.
The building’s design features a striking white façade influenced by modern French architecture, including expansive windows for natural light, subtle textures, and minimalist lines.
The interiors will showcase large windows, wood finishes, multi-layer chandeliers, and a palette of earth and pastel hues.
Amenities will include several firsts in Pampanga, such as a bi-level private dining room with a fully equipped kitchen called Bistro Marcel, energy-generating outdoor fitness equipment, a pilates studio integrated into a bi-level fitness gym, and a bubbler pool.
Additional facilities comprise adult and kiddie pools, a lounge deck, children’s outdoor play area, a function room accommodating over 100 people, and various other communal spaces.
All units will be equipped with wireless smart home systems accessible via a dedicated smartphone app, allowing remote control of lighting and appliances.
The condominium will also incorporate sustainability features like low flow rate fixtures, occupancy sensors in hallways, energy-efficient equipment, a rainwater harvesting facility, and a materials recovery facility.
Megaworld has previously launched three other residential projects in Capital Town: the 15-storey Chelsea Parkplace with 214 units, the 16-storey Bryant Parklane with 463 units, and the 15-storey Montrose Parkview with 293 units.
