Gaw Capital Partners, a prominent real estate private equity firm, today revealed the acquisition of a portfolio of 29 high-quality multifamily residential properties in Tokyo.
The acquisition was made through its Japan multi-family real estate investment platform, which includes investments from Qatar Investment Authority (QIA) and another institutional investor, in collaboration with Alyssa Partners, a key player in real estate investment management.
Located strategically across Tokyo, these residential properties boast a total of 835 modern apartments within approximately 30,000 square meters.
All properties are advantageously positioned, averaging a five-minute walk to nearby subway and JR stations, and are less than three years old.
Isabella Lo, Managing Director and Head of Japan at Gaw Capital Partners, commented on the acquisition, stating, “This purchase underscores our confidence in the resilience and long-term growth potential of Japan’s residential market. We aim to enhance the value and appeal of these properties, creating superior living environments for residents and delivering robust returns to our investors.”
The firm highlighted the robust nature of the Tokyo residential market, noting its remarkable stability and resilience over the past 12 years, with occupancy rates never dipping below 95%, even amid global financial crises and the COVID-19 pandemic.
This sector’s rents have also begun to rise, increasing by 3.5% in 2023, supported by inflation and wage growth.
This strategic acquisition aligns with Gaw Capital Partners’ broader investment philosophy, focusing on prime properties that promise long-term capital growth and stable cash flow.
Gaw Capital Partners specializes in managing real estate private equity funds and properties across Asia Pacific and other high-entry-barrier markets worldwide.
Since 2005, the firm has raised over $22.3 billion in equity, managing assets worth $33.7 billion as of the third quarter of 2023. Gaw Capital’s extensive portfolio includes residential, office, retail, hospitality, logistics, and IDC properties.
