Philippines’ AGI earmarks PHP59bln for hotel, township expansions in 2025

Alliance Global Group Inc. (AGI), the holding firm of billionaire Andrew Tan, is allocating PHP59 billion ($1.01 billion) in capital expenditure for 2025 to fund major expansions across real estate, tourism, and spirits production, the company said.

The bulk of the investment—PHP50 billion—will go to Megaworld Corp., AGI’s real estate arm, to support township developments, premium office spaces, lifestyle malls, and new hotels across Metro Manila, Iloilo, Bacolod, Pampanga, Palawan, Boracay, and other key cities.

Megaworld plans to add over 139,000 square meters of new gross leasable office space and 151,000 square meters of mall space, while introducing 3,600 new hotel room keys and multiple venues for meetings, incentives, conferences, and exhibitions (MICE).

It will also launch at least two new townships this year, expanding its footprint to 37 integrated communities nationwide.

Travellers International, AGI’s leisure and hospitality unit, is set to receive PHP5 billion to develop the Narra Palm Hotel and Villa at Newport World Resorts in Pasay City.

The property will feature 157 luxury suites and villas, along with private gaming spaces for VIP guests. Travellers is also eyeing new integrated resorts in Boracay Newcoast, Cebu’s Mactan Newtown, and Parañaque’s Westside City.

“Capital investments are expected to continue to focus on market expansions and strengthening our operational capacities,” said AGI CEO Kevin L. Tan during the firm’s annual stockholders’ meeting. “We see significant opportunities in real estate, tourism, and consumer markets where we hold strong competitive advantages.”

The remaining PHP4 billion will go to Emperador Inc. for its global whisky operations under Whyte and Mackay. The firm is doubling production at The Dalmore Distillery in Scotland and expanding Invergordon’s maturation complex to accommodate 1.5 million more casks, part of efforts to advance sustainable and efficient manufacturing.

AGI reported consolidated revenues of PHP223.6 billion in 2024, up 6% year-on-year, citing resilience across its diversified businesses in property, spirits, leisure, and food through its stake in McDonald’s Philippines operator Golden Arches Development Corp.
