Cebu Landmasters Inc. (CLI), the top-ranked developer in the Visayas and Mindanao, has launched Pristina Town, its flagship township project in northern Cebu City, marking a major expansion in one of the Philippines’ fastest-growing urban corridors.
At the heart of the 7.2-hectare master-planned development is North Grove, a P5.4-billion garden-themed residential condominium complex designed to offer mid and upper mid-market buyers sustainable living within proximity to key infrastructure and lifestyle destinations.
North Grove will feature two residential towers, Lumina and Terra, with more than 1,000 residential units and an integrated retail podium.
Developed through Cebu Homegrown Developers Inc.—a joint venture between CLI and Ixidor Holdings—Pristina Town is designed for environmental sustainability, with abundant green spaces, pocket parks, and eco-conscious features including programmable smart street lighting, water catchment systems, and energy-efficient infrastructure.
Lumina, one of North Grove’s two towers, will offer 386 studio and one-bedroom units ranging from 24 to 35.14 square meters.
The building emphasizes greenery, with low-density floors and amenities such as a zen garden, sky garden, game room, and fitness gym.
Terra will feature 643 studio units with sizes ranging from 22.75 to 25.37 square meters and forest-inspired design elements. Both towers will include multi-purpose decks and fitness facilities.
North Grove’s 3,800-square-meter podium retail area will include a supermarket and curated lifestyle retail options, enriching the township’s live-work-play environment.
The development also introduces sustainable transport infrastructure, such as designated bike lanes, wide pedestrian walkways, and a future transportation hub.
All utilities will be distributed through a full underground cabling system, complemented by 24/7 surveillance and security services.
The Pristina Town township aligns with the city’s broader vision of transforming the North Growth Center into a dynamic urban and economic hub.
It also reflects CLI’s strategy to scale up its presence in high-demand submarkets, continuing a track record of high sell-out rates across projects in VisMin, as noted in the 2024 Colliers Philippines Real Estate Market Study.
North Grove is Cebu Homegrown Developers’ second major project following the successful launch of Mandtra Residences, reinforcing its commitment to delivering sustainable, lifestyle-driven developments with strong investment potential.
