DoubleDragon Corp. on Tuesday announced plans to build Hotel101-Roxas Boulevard, a 700-room development in Metro Manila that will become the largest hotel along the city’s famed waterfront strip.
Located on a 1,790-square-meter site in Pasay City, the 34-story property is expected to generate about 5.25 billion pesos ($91 million) in unit sales once completed, the company said in a disclosure.
Construction is set to begin in the second half of 2025, with a target completion date in late 2028.
Hotel101-Roxas Boulevard will feature convention facilities, a swimming pool, co-working spaces, a gym, and a top-floor restaurant overlooking Manila Bay.
The property will adopt Hotel101’s dynamic pricing model, adjusting rates based on real-time supply and demand — a model the company likens to airline ticket pricing.
The project is part of DoubleDragon’s broader plan to grow its Hotel101 Global platform to 50,000 rooms in the Philippines and eventually 1 million rooms across 100 countries.
The company’s asset-light model involves pre-selling hotel units to investors before construction and generating recurring revenue through hotel operations post-completion.
DoubleDragon, whose real estate portfolio spans commercial, industrial, and hospitality assets across the Philippines, aims to position Hotel101 as a global brand and a potential source of significant U.S. dollar inflows for the Philippine economy.
The company said it remains committed to scaling its operations internationally, tapping the export potential of its proprietary Hotel101 system, and building a platform that could bring “pride and honor” to Filipinos globally.
